At Roach Road the challenge has been to design a new exemplary mixed-use building that unites the new development with the existing heritage buildings of Fish Island and the River Lea Navigation Canal, known locally as the Hackney Cut.

The scheme delivers five new buildings around an internal courtyard, or atrium, approximately 400sqm of exhibition / affordable workspace, approximately 380sqm of café space and 49 new high quality homes, many of which look over the River Lee Navigation and the Queen Elizabeth Olympic Park. 

The building sits next to Stour Space – a double height, multifunctional creative venue and café on the river’s edge with a connecting footbridge. The clustering of meanwhile uses in this space utilises the low rents. Roach Road into Stour Space and retains this activity on the river by pulling back to give an accessible waterfront.
