The Boiler House

The Boiler House is the first residential phase of the Old Vinyl Factory Masterplan, a developing neighbourhood in Hayes, London that is home to rich architectural, cultural and industrial history. The site was once home to record labels EMI and His Mater’s Voice and builds upon the wealth of heritage assets and stories that remain from its history. The building received detailed planning permission in 2015 and is currently on site.
The scheme is designed as a distinctive architectural pavilion within its current and future surroundings. The building is broken into three smaller volumes of differing heights each with a slightly tapering façade from first floor. The Boilerhouse is clad in stainless steel shingles of varying finishes with an accent sculptural external staircase clad in corrugated orange steel. Each roofscape is designed in a unique shared communal garden aesthetic that bring social depth to the lifestyle of its residents. The character of the building’s design fuses industrial aesthetic with craft.
